What is this contract?

A residential rental agreement gives the tenant the right to live in your flat or house for the agreed rent. A residential tenancy is strongly protected by law in the tenant's favour: some terms that would put the tenant in a worse position than the law are void, and the template checks them while you fill it in. Use it when letting out a home — for commercial premises there is a separate template with freer terms.

Frequently asked questions

May the rent under a fixed-term contract be raised unilaterally?

For a fixed-term contract of less than three years, a unilateral rent increase cannot be agreed (VÕS § 300) — the template checks this.

Does the agreement cover the security deposit?

Yes, the amount of the deposit and the terms for returning it are fields to fill in.

Is the template also suitable for renting a room?

The template is meant for renting an entire dwelling; for a single room the terms need to be adapted accordingly.
