1What this contract is
Lepinski generates contracts with the help of artificial intelligence (AI), based on a structured template set up for each type of contract. The template's structure (the required points, clauses and sections) is fixed — the AI fills it in with the details you enter. It is not a document drafted or reviewed by a lawyer.
2This is not legal advice
Using Lepinski does not create a lawyer-client relationship and does not constitute legal advice in any form. The generated document is a general-purpose aid, not a legal assessment tailored to a specific situation.
3Your responsibility
You are responsible for assessing whether the generated document suits your specific situation.
4What we don't do
We do not generate types of contract that under Estonian law must be notarised (e.g. a real estate sale agreement, a will) — for these we direct you to notar.ee instead.
5Signing (Mobiil-ID, Smart-ID, ID card)
Signing is not yet open to users. Support for signing with Mobiil-ID, Smart-ID and the ID card (Web eID) has been built, but it currently runs in SK ID Solutions' test environment and does not create a legally valid qualified signature. What is described below explains how the feature will work once it opens.
Once it opens, a contract can be signed directly in Lepinski via Mobiil-ID, Smart-ID or the ID card (Web eID). The signature is given with your own actual digital certificate through SK ID Solutions (Mobiil-ID, Smart-ID) or your ID card's chip — it is a real cryptographic signature, not a symbolic confirmation.
Unlike the official Estonian signing software (e.g. RIA DigiDoc), we build the signed file (the ASiC-E container) ourselves, not through the state application. We use the same cryptographic standards (XAdES, RFC 3161 timestamp), but in our own implementation, which has not been independently audited. We add a timestamp to the signature (in the test environment it is not a qualified timestamp), but we do not add OCSP-based revocation evidence (a so-called LT-level signature) — this means that long-term archival robustness is weaker than for containers created with the official software.
Anyone can verify a signed file independently on our verification page or with the official id.ee tool. Our verification page shows what the file structurally contains (who signed, when, the certificate's validity period) — it is not an independent check of the certificate chain or revocation status.
The personal identification code is asked only from the signer themselves at the moment of signing (not from the sender in advance), and it reaches your Estonian eID certificate in the usual way as part of the signature — it is not something we store separately outside the signed file itself.
6Saved profiles and other parties' data
You can save your own details to your account (one or more profiles, e.g. as a private person and as the representative of a company) as well as the details of other parties used in earlier contracts (clients, tenants, suppliers, etc.), so they can be filled into a contract with one click next time. The details are copied into the contract's own fields at the moment of filling — if you later change a saved profile, contracts already created do not change retroactively.
For the other parties' data, you are the controller and Lepinski the processor — much like accounting or CRM software. This means you are responsible for having a legal basis for saving the other party's data (usually preparing or performing the contract), and if the other party wants to see, correct or delete their data, it is you who must make that possible. On the profile management page you can download the data of any profile or other party (JSON) and either remove it (hides the entry, the data is kept) or delete it permanently.
7Purchase acknowledgment
With every purchase/download of a contract you must confirm the following text (version 1):
“Mõistan, et see dokument on loodud AI poolt kindla struktuuriga malli alusel, ei kujuta endast õigusnõustamist, ning vastutus selle sobivuse hindamise eest minu olukorras lasub minul.”
In English: “I understand that this document was created by AI on the basis of a template with a fixed structure, does not constitute legal advice, and that responsibility for assessing its suitability for my situation lies with me.”
